Small Real Estate Operators, Developers Commit the Most Deed Theft: Brooklyn DA

New York Governor Kathy Hochul joined Brooklyn District Attorney Eric Gonzalez at a private residence in Brooklyn this week to discuss strategies for combating deed theft. During the visit, Gonzalez revealed that the majority of deed theft cases in the borough are not committed by sophisticated criminal rings, but by small-scale real estate operators and local developers.

According to the DA's office, these smaller players often target vulnerable homeowners, including the elderly and those in financial distress. They exploit legal loopholes or use fraudulent documents to transfer property titles without the owner's knowledge or consent. Gonzalez noted that while large corporate fraud makes headlines, the bulk of the problem lies with individuals who operate on a neighborhood level.

The meeting with Hochul focused on legislative fixes and better enforcement. Hochul emphasized the need for stronger protections for homeowners, including faster intervention by city agencies when suspicious transfers are flagged. The governor also highlighted a recent task force created to address the issue, which has already led to several arrests.

Deed theft has become a growing concern in New York City, particularly in communities of color where property values have risen sharply. Victims often discover the theft only when they receive eviction notices or find their homes sold out from under them. The DA's office urged residents to monitor their property records and report any irregularities immediately.
