That squeeze tends to cool demand, but it also pushes some sellers to hold off, keeping inventory tight.
The result is a market caught in a standoff. Prices in many Bay Area cities remain elevated because few homes are listed, while buyers who need financing find it harder to compete. Cash buyers and those with large down payments keep an edge.
Real estate agents report that some deals are falling through after buyers lock in rates and then see them rise again before closing. Others say well-priced homes in strong school districts still draw multiple offers, though the frenzy of past years has faded.
Economists note that rates could ease if inflation data improves and the Federal Reserve signals cuts later this year. Until then, buyers and sellers alike are watching the numbers closely, trying to decide whether to move now or wait for a break.
