In a handful of cities around the world, the distance between what counts as an expensive home and what counts as a trophy property has grown into a chasm. Entry-level luxury might mean a well-appointed apartment in a desirable neighborhood. Ultraluxury means something else entirely: penthouses with private elevators, estates with their own docks, and compounds that trade for sums most buyers never encounter.
The numbers tell the story. In markets like Manhattan, London, and parts of South Florida, the gap between the top tier and everything below it is measured in multiples, not percentages. A buyer shopping at the entry point of luxury may see prices in the low millions. The same buyer looking at the very top of the market faces figures ten or twenty times higher.
This separation matters because the two segments behave differently. The broader luxury market responds to interest rates, inventory, and local economic conditions. The ultraluxury tier often ignores those forces. Its buyers are fewer, wealthier, and less dependent on financing. When a rare property comes up, competition can be fierce regardless of what the wider market is doing.
That dynamic creates a strange reality in these cities. Ordinary high-end listings can sit for months while a single extraordinary property sparks a bidding war. The top one percent is not just a statistical category here. It is a market unto itself, with its own rules, its own pace, and its own definition of what a home is worth.
