A young investor who bought his first home at 25 is proving that the "house hacking" strategy still works, even in today's market. The 28-year-old, who initially rented out individual rooms in his first property to offset the mortgage, has now used that equity and rental income to close on two additional homes in Florida.
He shared an update on social media explaining how the first purchase was the key. By living in one room and renting out the others, he was able to cover most of his monthly housing costs. Over three years, the property appreciated significantly, and the rental history showed lenders a steady income stream. That allowed him to pull equity from the first home to use as down payments for the next two.
The new properties are also being rented out, with one used as a short-term vacation rental and the other as a long-term lease. He says the goal was never to flip houses quickly but to build a slow, steady cash flow. While he admits the process involved a lot of late-night repairs and careful budgeting, he emphasizes that starting small and being patient with tenants made the difference.
He also noted that Florida's lack of state income tax and strong job growth made it an easier place to scale. For other young buyers, his advice is simple: buy a modest place, get roommates, and treat the first home like a business, not just a place to live. He now plans to hold all three properties for at least a decade, letting the rents pay down the mortgages while the values climb.
