The commercial real estate market in East Baton Rouge Parish showed no signs of recovery in July, with both sales volume and the number of transactions dropping for the third month in a row. New data from Elifin points to a continued cooling trend that started early in the summer, leaving brokers and investors watching for any sign of a turnaround.

July's figures reflect a broader slowdown that has now stretched across the peak buying season. While the first quarter of the year showed some early momentum, the last three months have reversed those gains. The decline is not steep enough to suggest a crash, but it is steady and noticeable across office, retail, and industrial properties.

Local market observers say the dip mirrors what is happening in other mid-sized southern metros. Higher borrowing costs and lingering uncertainty about tenant demand are keeping some buyers on the sidelines. Sellers, meanwhile, are holding firm on pricing in many cases, which has led to a wider gap between what buyers want to pay and what sellers will accept.

The report also shows that smaller deals are taking longer to close, and some have fallen through entirely at the due diligence stage. Larger institutional sales are rare in the parish right now, which puts more weight on local and regional players to keep the market moving.

Elifin's data does not include a forecast for the rest of the year, but the current trajectory suggests that the slide may continue into the fall unless interest rates shift or new leasing activity picks up. For now, the mood among commercial realtors in Baton Rouge is cautious, with many advising clients to adjust expectations rather than wait for a quick rebound.
