Big Real Estate Investment Fund Gets $1.02B Bailout

A major real estate investment trust has pulled in a massive cash infusion to steady its footing. Starwood Real Estate Income Trust, which holds roughly $22.5 billion in assets across 598 properties, announced it received $1.02 billion from private equity firm Apollo Global Management. The money will be used to pay down existing debt and provide liquidity for investors looking to withdraw their funds.

The deal comes as the commercial property sector continues to struggle with high interest rates and falling valuations, especially in office and retail spaces. Starwood, like many non-traded REITs, faced a wave of redemption requests from shareholders that outpaced its available cash. By bringing in Apollo as a major backer, the trust buys itself breathing room without having to fire-sell properties at depressed prices.

Apollo's investment is structured as preferred equity, meaning it sits above common shares in the capital stack. That gives Apollo priority on returns, but it also signals confidence in the underlying portfolio. Starwood's holdings include multifamily housing, industrial warehouses, and data centers, which have held up better than other sectors.

The move does not erase all pressure. The trust still has to manage its debt maturities and keep occupancy rates stable. But the injection removes the immediate threat of forced liquidation. For everyday investors who put money into Starwood through financial advisors, the news is a relief, though it does not guarantee they will get their full principal back anytime soon. The fund has already limited withdrawals to a small monthly percentage, and that policy stays in place for now.

Industry watchers say this deal could set a template for other large REITs struggling with redemption queues. Private credit firms like Apollo have been circling distressed real estate, looking for high-yield entry points. Whether this ends up being a rescue or a takeover depends on how quickly the market recovers. For now, Starwood stays independent, but with a powerful new partner watching the books.
